Circular Driveway Cost in NJ (2026): What a Half Circle, Horseshoe or Full Circle Asphalt Driveway Costs, and the Town Rules to Check First
A half circle asphalt driveway roomy enough for standard cars, with a 12 foot lane and an 18 foot inside radius, is about 905 square feet of pavement. At the $7 to $15 per square foot Angi and HomeAdvisor list for installed asphalt in 2026, plus the 10% to 30% both add for half circles, that works out to about $7,000 to $17,600. A full circle around a planted island is closer to 1,800 square feet, or about $13,900 to $35,300. In New Jersey the town can decide whether you may build one at all, so check its rules before you price it.
Randy Seal Coating & Striping is an asphalt paving contractor, and our residential asphalt paving page lists circular driveways and turnarounds. Quick Answer
- Installed asphalt: $7 to $15 per square foot (Angi and HomeAdvisor, 2026).
- The curve: 10% to 30% more for half circles and other non-standard shapes (Angi and HomeAdvisor). HomeGuide says 10% to 20% more than a straight driveway.
- Half circle, 12 ft lane, 18 ft inside radius (about 905 sq ft): about $7,000 to $17,600 with the curve premium.
- Full circle, 12 ft lane (about 1,800 sq ft): about $13,900 to $35,300.
- Room: roughly 50 to 60 feet of frontage (pourcanvas). Westfield requires a lot at least 80 feet wide.
- The second opening: a circular drive meets the street twice, so plan on a second apron and the town's approval for it.
What a Circular Driveway Costs in 2026
A circular driveway is priced like any asphalt driveway, by the square foot, and then the curve costs extra. Here are the figures the national cost sites publish this year, each with its date.

| What is priced50 ft diameter circular driveway, 1,650 sq ft, any material | Range$5,000 to $15,000 | SourceHomeGuide, driveway costDated Dec 19, 2025 |
Why HomeGuide's numbers look lower. HomeGuide's $5,000 to $15,000 for a 1,650 square foot circle covers every material, gravel included, and its own asphalt figures run from $3 to $7 per square foot in one table and $5 to $12 or more in its asphalt section. Angi and HomeAdvisor both put installed asphalt at $7 to $15. This guide budgets from the Angi and HomeAdvisor figure.
Angi says the shape of a driveway can change the cost by 10% to 30% because half circles and other non-standard layouts need custom forms. HomeAdvisor gives the same 10% to 30% and says semi-circles and extra curves take more time and effort to install. For the price of a straight asphalt driveway, see the asphalt paving cost guide.
Cost by Layout: Four Circular Driveways Worked Out
The area is the loop itself, worked out as a half or full ring. The first price column is that area times $7 at the low end and $15 at the high end. The second adds the 10% to 30% curve premium. Prices are rounded to the nearest $100. This is arithmetic on the published ranges, not a quote.
| Layout | Square feet | At $7 to $15 per sq ft | With the 10% to 30% curve premium |

| LayoutHalf circle, tight10 ft lane, 15 ft inside radiusIts 15 ft inside radius is below the 18 to 20 ft minimum pourcanvas gives for standard vehicles. 10 feet is the widest a circular driveway may be in Westfield. The loop spans 50 feet. | Square feet628 | At $7 to $15 per sq ft$4,400 to $9,400 | With the 10% to 30% curve premium$4,800 to $12,200 |

| LayoutFull circle around an island12 ft lane, 18 ft inside radius, all the way roundHomeGuide's own example is a 50 foot diameter circle of 1,650 sq ft. | Square feet1,810 | At $7 to $15 per sq ft$12,700 to $27,200 | With the 10% to 30% curve premium$13,900 to $35,300 |
The two short legs that join the loop to the street are extra. Each 12 foot wide, 10 foot long leg, as in the sketch below, adds 120 square feet, or $840 to $1,800 at the same rate. If your house already has a straight driveway that becomes one leg of the horseshoe, only the new pavement is priced.
How Much Room a Circular Driveway Needs
pourcanvas, a driveway planning site, gives the sizing rule: an inside radius of at least 18 to 20 feet for standard vehicles, and lanes at least 10 to 12 feet wide. That means roughly 50 to 60 feet of usable frontage, so it says the layout is not practical on narrow urban lots. The sketch below shows the roomy half circle from the table on an 80 foot lot.
- •Lane width. Westfield caps a front-yard circular driveway at 10 feet and makes it one-way. Paramus caps it at 12 feet.
- •Lot width. Westfield bars a circular driveway on a lot less than 80 feet wide and on any corner lot.
- •Spacing at the curb. Paramus requires curb cuts on one lot to be at least 50 feet apart, measured at the top of the curbing, and no curb cut wider than one third of the lot's frontage.
- •Front-yard paving. Westfield caps front-yard improvements at 50% of the front yard. West Orange caps parking at 30% of a required front yard.
What Adds to the Price

- •Digging out the loop: HomeGuide lists excavation at $1 to $5 per square foot and grading and site prep at $5 to $8. Angi puts leveling at $1 to $2 per square foot.
- •Removing an old driveway: $250 to $3,000 on HomeAdvisor's 2026 list, if a straight driveway comes out first.
- •The second apron: a loop meets the street twice. Union Township, for example, charges $10 for an apron permit, a $100 deposit and $5 for each of three inspections. Who pays, the permit and the apron material are covered in the New Jersey driveway apron guide.
- •Drainage: HomeGuide lists $400 to $2,400 for trenches or channels along a driveway. HomeAdvisor and Angi put a driveway culvert at $1,500 to $5,000.
- •Permits: $50 to $200 for a new driveway on HomeAdvisor's and Angi's national lists.
- •The island: pourcanvas budgets $2,000 to $8,000 for landscaping the center island on top of the paving.
- •Edging: HomeGuide lists concrete curbing at $5 to $18 per linear foot and stone or brick paver borders at $10 to $25 per square foot. Randy Seal Coating & Striping works in asphalt only, so Belgian block, brick or concrete edging is another trade's work.
The Town Rules: Five North Jersey Codes
None of the top-ranking pages read for this guide names a New Jersey town rule. In New Jersey the rules are specific, and they differ from one town to the next. Each row reports only what the linked code says. Every source was read on October 25, 2026. Ordinances change, so confirm with your zoning office before you sign a contract.

- ✓Westfield is changing its land use rules. The eCode360 page lists Ordinance 2026-16, adopted September 22, 2026, as a land use amendment not yet folded into the text read for this guide. Ask the zoning office whether § 17.05 changed.
- ✓No circular section does not mean no rules. Montclair and Clifton do not mention circular driveways in the sections read, but both control curb openings and driveway permits, and a loop needs two openings.
Is a Circular Driveway Worth It?
- •For: HomeGuide says a wrap-around driveway gives cars an easy way to enter and exit and adds curb appeal. You pull in at one opening and leave at the other.
- •Against: HomeGuide says it takes up more yard space. pourcanvas says it is not practical on narrow lots, and the town rules above can rule it out on a corner lot or a narrow one.
- •Resale: pourcanvas reports real estate agents' estimate of $15,000 to $40,000 in perceived value on a larger traditional home, and a minimal return on a smaller home. Angi and HomeAdvisor give no number; HomeAdvisor says the effect depends on your local market.
- •Upkeep: it is more asphalt to look after. HomeGuide says asphalt driveways need sealing every 3 to 5 years and last 15 to 30 years.
If the loop only needs a little more room beside the existing driveway, compare the New Jersey driveway extension cost guide before you plan a full circle.
When to Plan It: Paperwork in Winter, Paving in Spring

HomeAdvisor names late spring to early fall as the best time to pave a driveway, and it says driveway contractors are busiest in early spring. New Jersey's state paving spec sets temperature limits, not dates: NJDOT section 401.03.07 bars placing hot mix asphalt while it is precipitating and sets a minimum base temperature of 50°F for a lift of 1 inch or less, 41°F for a lift between 1 and 2 inches, and 32°F for a lift of 2 inches or more.
A circular driveway also needs the town's answer first, so the winter months are the time to do the parts that are not paving:
- 1Measure your frontage and front yard. Your survey shows the lot width. Compare it with the room rules above and your town's limits.
- 2Ask the zoning or engineering office what applies. Ask about circular driveways, a second curb opening, apron permits and front-yard coverage.
- 3Get written estimates on the same layout. Give every contractor the same lane width, inside radius and square footage so the quotes compare.
- 4File the permits. Some towns want a survey and plan, as Clifton does for a driveway 10 feet or wider across the sidewalk.
- 5Call 811 before anyone digs. New Jersey One Call says the law requires a call at least three full business days ahead, not counting weekends and holidays.
Once it is paved, read how long new asphalt takes to cure in New Jersey before you drive the loop.
Six Questions to Ask Before You Sign
- 1How many square feet, at what price per square foot? Get both in writing so you can check them against the layout table above.
- 2Is the curve priced separately? Ask whether the quote already includes the extra labor for the curved edges.
- 3Are the legs and both aprons included? A loop meets the street twice. Make sure both openings are in the price.
- 4What does the base include? Ask about digging out, the stone base depth, grading and hauling away soil.
- 5Who applies for the town approvals, and are the fees in the quote? Zoning, curb cut and apron permits can each be separate.
- 6Who handles the edging and the island? Belgian block, curbing and plantings are usually other trades.
Circular Driveway Questions New Jersey Homeowners Ask
How much does a circular driveway cost?
In asphalt, plan on $7 to $15 per square foot installed, the 2026 range Angi and HomeAdvisor list, plus the 10% to 30% both sites add for half circles and other curved layouts. A half circle with a 12 foot lane and an 18 foot inside radius, the minimum pourcanvas gives for standard vehicles, is about 905 square feet, or about $7,000 to $17,600 with that premium. A full circle around an island with a 12 foot lane is about 1,800 square feet, or about $13,900 to $35,300. These are published national figures, not Randy's prices.
Is a circular driveway a good idea?
It is when the lot is wide enough and the town allows it. HomeGuide says circular driveways let cars enter and exit easily but take up more yard. pourcanvas says the layout needs roughly 50 to 60 feet of frontage. In New Jersey the town decides: Westfield bars them on lots under 80 feet wide and on corner lots, Paramus allows them only on 15 listed streets, and West Orange caps parking at 30% of a required front yard.
Does a circular driveway add value to a house?
Only one source read for this guide gives a number. pourcanvas says real estate agents who work in affluent suburban markets put it at $15,000 to $40,000 in perceived value on a larger traditional home, and that the return on a smaller home, or a lot without the frontage for the layout to look natural, is minimal. Angi says a custom layout can add to property value but gives no number, and HomeAdvisor says the effect of any paving job depends on the local market. Treat resale value as a possible bonus, not the reason to build.
How much would a 1,000 square foot driveway cost?
At $7 to $15 per square foot for installed asphalt, a 1,000 square foot driveway works out to $7,000 to $15,000. HomeGuide's lower all-material range of $3 to $12 per square foot gives $3,000 to $12,000. If you mean a driveway 1,000 feet long, a 10 foot wide lane is 10,000 square feet, or $70,000 to $150,000 at the same rate.
How much does a 10x20 driveway cost?
A 10 by 20 foot driveway is 200 square feet. At $7 to $15 per square foot, that is $1,400 to $3,000 in asphalt. HomeAdvisor's size table lists $1,000 to $1,400 for 10 by 20 feet, and Angi prints the same figures as the labor cost for that size, so read the lower number as labor only.
How much room is needed for a circular driveway?
pourcanvas gives an inside radius of at least 18 to 20 feet and lanes at least 10 to 12 feet wide, which adds up to roughly 50 to 60 feet of frontage. Town codes can ask for more. Westfield requires a lot at least 80 feet wide, and Paramus requires curb cuts on one lot to be at least 50 feet apart.
How wide should a circular driveway be?
Usually 10 to 12 feet, and the town may set the limit. Westfield caps a front-yard circular driveway at 10 feet and makes it one-way. Paramus caps it at 12 feet. pourcanvas suggests at least 10 to 12 feet for standard vehicles.
Is it cheaper to do a concrete driveway or asphalt?
Asphalt is usually cheaper up front. Angi lists installed asphalt at $7 to $15 per square foot and concrete at $8 to $18. Angi also says concrete lasts longer and needs less upkeep. Randy Seal Coating & Striping works in asphalt only.
Do I need a permit for a circular driveway in New Jersey?
Plan on it. A circular driveway adds a second opening at the curb, and towns control curb cuts and aprons. Westfield requires a zoning permit for a residential driveway. Montclair's Township Engineer approves every apron's location and width. Clifton requires a City Engineer permit for curb work. Call your town's zoning or engineering office before you sign a contract.
What is the difference between a circular, half circle and horseshoe driveway?
A full circular driveway loops all the way around a center island. A half circle, horseshoe or U-shaped driveway enters at one curb opening, passes the front door and leaves at a second opening. Home Stratosphere's photo collection includes U-shaped, half circle and horseshoe driveways and says they are often considered circular as well.
